The highest rental yields are in the worst areas, like certain parts
of Newcastle and Manchester where you can buy flats for just a couple
of thousand pounds each (and in some cases far less).
However, this would not be an investment that would look after itself and
you could expect to be kept pretty busy chasing up tenants over one thing or
another all too frequently.

Aberdeen is very unusual, in that big houses fetch big rents, £2500 p.m.
possible on a four bed-room.
We are very dependent on oil however and had a major slump in 86/87, when
the rest of the UK was booming.It looked briefly as though it was going to
happen again this year, but oil has recovered.
If you are buying to let and managing it yourself then it needs to be close
enough to do that. Using an agent costs a fair bit, 15% seems to be going
rate here. They will also cost you a lot in repairs. If a shelf falls down
which you would repair yourself an agent will call out a joiner and deduct
the cost from your rent.

In answer to the question: Can initial furnishing and decorating/restoration works be counted against tax ?
No, but renewals can. Or you can use a "wear and tear allowance" of
the net rent.
